Sample summary

Use the structure, not the exact wording.

Maintenance technician with over 6 years of experience closing 35 to 45 work orders a week across a 320-unit apartment community. Works HVAC, plumbing, appliance, and general repairs, carries the on-call phone one week in four, and keeps preventive maintenance on schedule.

Why this example works

- The summary quickly signals relevant experience and hiring value.

- The bullets focus on outcomes and clear execution instead of vague task lists.

- The skills align with the language employers commonly use in job descriptions.

Sample experience bullets

Keep your own bullets specific, measurable, and role-relevant.

- Closed 35 to 45 resident work orders a week, with most heating, plumbing, and appliance calls finished on the first visit.

- Ran the quarterly preventive maintenance route for 320 units, covering filter changes, water heater checks, smoke alarms, and drain treatment.

- Turned vacant apartments for new residents, sequencing paint, flooring, and appliance swaps against the leasing move-in date.

- Carried the on-call phone one week in four for after-hours lockouts, leaks, and heating failures.

Common mistakes

- Listing trades you touched once beside trades you work every week, so a supervisor cannot tell what you can be sent to alone.

- Leaving out work order volume and first-visit completion, which are the two numbers a maintenance supervisor already tracks.

- Claiming a trade license you do not hold instead of describing the work you did under someone who held one.

- Forgetting on-call and after-hours coverage, which is often the part of the job the employer is struggling to fill.

How to adapt this sample

  • Sort your trades into what you handle alone and what you assist with. A supervisor needs to know which calls can be dispatched to you without a second technician, so write HVAC, plumbing, electrical, appliance, carpentry, and drywall separately rather than as one line of keywords, and keep the honest boundary visible.
  • Replace the work order figures with your own: calls closed per week, the share finished on the first visit, and your average response time if the system reported it. If you never saw those reports, give the property size instead, such as unit count, building count, or square footage, and say how many technicians covered it.
  • Name the maintenance software you closed tickets in and the preventive maintenance schedule you ran, whether that was monthly filter changes, quarterly unit inspections, or an annual boiler and backflow cycle. Preventive work is what separates a technician who keeps a property out of trouble from one who only answers emergencies.
  • Put certifications where they are checked: EPA Section 608 for refrigerant, pool operator, backflow, or any state trade card, each with its level and year. If you worked under a licensed plumber or electrician rather than holding the license yourself, write it that way. Property managers verify this, and an overstated line ends the application.

Maintenance Technician resume FAQ

A short summary, recent maintenance experience with work order volume and first-visit completion, the property type and size, the trades you cover, and certifications with their level and year. Keep it to one page. Name the setting on every entry, whether multifamily, commercial office, school, hotel or light industrial, because the equipment and the call mix differ in each. Add the preventive maintenance schedule you ran and your on-call rotation, since after-hours coverage is usually the part of the job an employer is struggling to fill and most resumes leave it out entirely.

HVAC service, plumbing repairs, electrical basics, appliance repair, drywall and paint, locks and hardware, and preventive maintenance. Name the work order or maintenance management software you closed tickets in, because a technician who already knows the system is useful in the first week. List tools and meters where they show real capability, such as a manifold gauge set, a multimeter, a sectional drain machine or a refrigerant recovery unit. Keep resident and tenant communication on the page too: a technician who explains a repair calmly in an occupied apartment saves the property manager a complaint.

Use standard headings, single-column formatting, no graphics, and export as PDF or Word. Write certifications such as EPA Section 608 as plain text with the level and the year rather than inside a badge or a logo. Keep one job per block with the property descriptor, location and dates on their own line, and avoid tables or columns that reorder your history when software reads the file. Spell the trades out the way the posting spells them, write work order counts as digits with their period, and confirm the exported document opens as selectable text instead of an image.

Yes. You start from an empty resume in the recommended design and type in your own properties, trades, certifications and dates. Nothing from the sample technician on this page reaches your document, because the sample is fictional teaching material rather than a file you copy. AI suggestions can turn a short note such as changed filters into a bullet carrying the unit count and the schedule, and you accept, edit or ignore each one. Export to PDF or Word is free, and switching design or page size later does not change wording you have already settled on.

Split the list in two. Write the work you complete alone, such as changing a condenser fan motor or clearing a main line, and then the work you did under a licensed plumber, electrician or HVAC lead, with that relationship stated plainly. Give certifications their exact name, level and year, and say when one is in progress rather than implying it is finished. Property managers and facilities directors verify this, and a technician who marks the boundary honestly is easier to dispatch than one whose resume suggests a license the state has no record of.
